Your limit switches are out of adjustment. These switches are what tells the door it is low enough or high enough (opened or closed). These are NOT the safety switches. Check the limit switch relays for proper operation, from what you said I'd guess they are not making a good connection. The intermittent behavior you described makes me think they need to be replaced, or cleaned.
